Komen Kajian Peribadi Ini : Untung Bila Tukar Pinjaman Kereta Kepada Pinjaman Peribadi
cerita selanjutnya yang saya ingin kongsikan pada saudara-saudari sekalian ialah, saya merancang untuk menggunakan kemudahan pinjaman peribadi dengan bank sedia ada yang pernah saya buat pinjaman peribadi tahun lepas. Jumlah pinjaman tahun tersebut \ialah RM 10 000. bagi tahun ni, untuk tujuan penyelesaian hutang pinjaman kereta dan bayaran deposit rumah.jadi jumlah terkini yang saya perlukan ialah RM 70 000 selama 10 tahun (RM 9000=baki pinjaman peribadi tahun lepas, RM25000=deposit rumah,RM35000=penyelesaian pinjaman kereta. jumlah anggaran yang saya boleh guna dari jumlah RM70000 tersebut ialah sekitar RM58000-RM59000 sahaja). setelah semuanya diluluskan. ansuran bulanan saya ialah RM817. dari jumlah ini ansuran bulanan saya bertambah sebanyak RM173 sahaja. di mana ansuran pinjaman peribadi lalu RM 10 000 yang jumlah ansurannya RM144 sebulan sudah termasuk dalam jumlah ansuran pinjaman peribadi terbaru.begitu juga ansuran RM500 kereta saya juga telah termasuk dalam angka tersbut. jadi hanya RM173 bulanan, saya dapat settelkan deposit rumah RM25000. sedangkan RM25000 jika dibuat pinjaman peribadi berasingan akan menjumlahkan sebanyak RM290 sebulan.
selanjutnya lagi, kita lihat pula kemungkinan kewangan saya pada mac 2015 (masa rangcang untuk beli kereta baru!!)
pada tarikh ini, saya masih lagi perlu bayar RM817 sebulan. andaian ini cuba dicipta, saya bersetuju untuk membeli sebuah MPV second hand RM 60000. dengan trade-in persona saya.harga trade in tersebut ialah RM18000.saya gunakannya sebagai bayaran muka MPV baru saya. Jumlah pinjaman MPV baru tersebut ialah RM42000. ansuran bulanan ialah RM527 (3.95%,9tahun).jadi, ansuran bulanan keseluruhan saya terkini ialah RM1344 (RM527 + RM817).
jika saya tidak melakukan penyelesaian awal bagi kereta persona saya terdahulu. saya perlu langsaikan hutang berbakinya sebanyak RM26487. sedangnya harga trade in ialah RM18000 sahaja.saya perlu top-up lagi RM 8587. memandangkan saya tidak mempunyai modal pada ketika,saya buat lagi pinjaman peribadi.ansurannya katakanlah RM117 sebulan.kedua,jumlah ansuran peribadi sedia ada ialah RM395 (pinjaman RM25000+RM9000 sahaja.RM35000 tak terrmasuk kerana tak plan nak buat settelment kereta).dan ansuran PMV baru RM60000 ialah RM755.jadi ansuran bulanan terbaru saya pada ketika itu ialah RM1267. beza dengan RM1344 ialah RM77 sahaja.selamat mempertimbangkan plan saya ini!!

This part shows the calculation for both instruments, the Bai Bithaman Ajil and the Musharakah Mutanaqisah, and the annuity formula will be used for each periodic payment for both instruments. The results will be presented according to the comparative purpose:
i) Annual Profit Rate (APR) could be charged by financer to their client;
ii) Periodic payments should be paid by client to the financer;
iii) Total payments should be paid by client to the financer at the end of the financing (for BBA) or leasing (for MM) period.
Measurement factors for both instruments are determined based on the same example and stated as shown below:
Type of asset = A house
Asset price = RM 150,000
Client’s down payment = RM 15,000(10% from asset price)
Duration of financing = 15 years
i) Additional information for BBA:
Annual Profit Rate = 14%
ii) Additional information for MM:
Rental payment = RM 1,000
APR or Rate of Return (IRR) = 0.67%
Bai Bithaman Ajil Calculation
a) Annual Instalments=RM 21,979.21
b) Monthly Instalments=RM 1,831.60
c) Total Payment
= Down Payments + (Monthly Instalment x 15 years)
= RM 15,000 + (RM 1,831.60 x 12 months x15 years)
= RM 344,688.15
Musharakah Mutanaqisah Calculation
a) Monthly Rental=RM 1,000
b) Monthly Redemption= RM 288.25
The same process of calculation is implemented until the end of the 15 years (180 months). The complete figure is attached in the Appendix. However, the annuity formula can be implemented as well to determine the total payment per month for the customer:
M = RM 1,293.25
As a result, the annual payment is RM 15,519 (RM 1,293.25 x 12 months) and the total payment for 15 years is RM 232,785 (RM 15,519 x 15 years). The amount RM 900 is different because different formulae will give different monthly payments. In the first calculation, monthly instalment is only RM 1,288.25 compared with the monthly installment using the annuity formula which is RM 1,293.25.
Comparisons between BBA and MM
Table 2 provides a comparison for financing the home using the BBA and MM methods; and it is clear that the total interest or bank’s profit in the BBA method is higher than in the MM method. However, the monthly payment is lower in the MM (RM1,288.25) compared with BBA (RM 1,831.60). Based on MM calculation framework, the return to MM is solely determined by the rental rate as a percentage of the house price. The rental rate in this case is 0.67% per month, and the financer’s return is not determined by the initial capital provided by the financer or by the duration of the contract that is usual under debt financing.
Furthermore, total payment in MM method (RM 231,885) is higher compared to total payment in BBA method (RM 329,688.15), which shows that the MM contract does not burden the customer to repay the financer’s capital and it is a better instrument for the customer. Even though the profit rate for the bank is quite low, it still can cover their initial capital and the contract provides profits for the bank.

BLR adalah singkatan daripada perkataan Base Lending Rate. Bank akan menggunakan BLR dalam menyediakan pakej pinjamannya. BLR ialah kos untuk bank memberi pinjaman kepada pelanggan. contoh, jika bank memberi pinjaman kepada pelanggannya RM 10 000 dengan bayaran ansuran selama 10 tahun. ini bererti bank telah kehilangan wang RM 10 000 selama tempoh tersebut. sebagai ganti ketiadaan itu, bank mengenakan BLR kepada anda kerana meminjam wangnya. kadar BLR adalah dalam bentuk peratus.

islamic loan and conventional loan

Last year due to the recession the interest rate have come down. The BLR rate get down from 6.75% to 5.55% and many banks offer property loan at an attractive rate. Taking the opportunity I decided to refinance my home loan. My main purpose is to have lower monthly installment so I can increase my cashflow and I want to switch to Islamic Banking. After looking around I decided to go with CIMB Flexi Home Financing-i.
If we refer to CIMB Islamic Web site the feature of this loan is written as below..
"The Flexi Home Financing-i is basically a combination of Variable Home Financing-i and the special designated Islamic current account namely Special Mudharabah Current Account-i.
The beauty of this product is that it gives customers flexibility to pay their monthly installment whilst at the same time provides a withdrawal facility as well on the customer's current account (on available credit balance in the Current Account). "
That is a generic statement and doesn't explain how it actually works. As I have been using it for 8 month I would like to share what I understand about this product.
BBA: BaiBithaman Ajil
That is the concept of the facility which mean the bank will first purchase the house from me in cash and then sell the house back to me which I agree to pay in deferred payment monthly.
For my case, the bank purchase the house from me at RM127,521.00 and then sell back to me at RM428,536.80. The selling price is quoted base on ceiling rate of 10.75% p.a. and I need to pay monthly for 30 years.
The selling price is too high at the first look but written in the contract, I actually have to pay at the rate of BFR-1.85% which is 3.7%p.a. The different between ceiling rate and effective rate will be given as Ibra or rebate by the bank.
Using my excel financial calculator, monthly payment for my financing at 10.75% is actually RM1190.38. The bank only need me to pay bank at rate 3.7% which is only RM586.96. The difference RM603.42 is rebate that I receive from the bank.
Flexi Financing
The meaning of flexi in this product means we are flexible to make any payment more that the monthly requirement. The bank won't impose any penalty for any advance payment or pre-payment we make.
The monthly installment that I need to pay is RM586.96 but I make payment RM600.00. Every month I receive a letter from bank mentioning the installment amount I need to pay. Because I pay a little bit extra every month, the monthly payment become lesser because I have pay extra.
The bank profit is calculated on daily rest which one of the criteria I choose, and the more I pay the more Ibra I will get
Recently I receive my statement from CIMB Bank. Normally in on conventional financing the statement will show the loan principle balance. On my Home Financing statement it mention the payment I have make, the rebate I get and the selling price balance.
Actually I only have make payment amounting RM4790.00 till now, but my online statement mentioning I have pay RM10,571.52. The different are the rebate I have receive.
This is the different between Islamic Financing and conventional loan. In Islamic Financing it mention clearly the amount you owe or the actual balance you have to pay while in conventional loan it mention the principle balance only. You have to make some calculation to know the total amount you'll have to pay.
Recently Bank Negara have announce increase in the OPR meaning the bank BLR will also increase. For this CIMB Financing there is a ceiling rate of 10.75%. Meaning even if the BLR will increase up to 12.3% like what happen in 1998, the bank profit rate will be capped at 10.75%. This is one other thing that I like. I know what is the maximum I have to pay and if the rate is lower I could enjoy the rebate.
Just for fun I have make a graph comparing the loan balance at ceiling rate and current effective rate. Of course at the effective rate I'm paying lower for my house and I also know the maximum that I might have to pay.
Special Mudarabah Current Account
One other thing I like to mention, there is also a current account that link with the loan. The money that you deposit into this account will give you more rebate.
Let's say you have RM5,000 in this current account, and your Finance principle balance is RM100,000. The bank profit will be calculated base on RM100,000 – RM5,000 = RM95,000. To me this is one of bank strategy to encourage people to deposit more money to them but this also bring benefit to us.
That all for now on what I understand about this product. I'm quite happy with CIMB service as a I can monitor everything through it online banking service.

If only they had followed Islamic principles ...
These demand were made by Britain's Gordon Brown and Autralia's Kevin Rudd, at the recent meeting of the world's top 20 countries in London.
"Islamic finance is all about moral spiritual values. It is all about equity in commercial transaction. The whole basis of Islam itself is one should not be concerned solely in one's own but also seek the advancement of ummah (Muslim community)," academician Mervyn K. Lewis said in an interview in Kuala Lumpur recently.
Islamic finance is not just about being interest-free but it prohibits gharar or uncertainty, gambling and only allows halal investment activities.
"Very importantly is the religious supervision provided by the syariah board of the respective financial institutions," he said.
Lewis is in Malaysia under the Securities Commission and University Malaya Islamic Finance collaboration. He is first visiting scholar to be attached to UM for a month.
The SC will also host a public lecture by Lewis this Thursday entitled "An Islamic Economic Perspective on the Global Financial Crisis."
"I will look at the western financial institutions and ask, had they followed the Islamic principles where activities are governed by a board of religious scholars, how would things be different."
In the West, there are ethical investment funds which are based on certain aspects of a religion. There are also funds guided by the environment and sustainability principles.
"There is no ethical banking. There are not too many banks that do not invest in alcohol or gaming activities. There is no ethical insurance companies... etcetera," he said.
The potential for Islamic finance is tremendous but Lewis conceded this will take time as the area is still a mystery to most people in the West.
Even in Malaysia, which has the best regulated Islamic finance sector in the world, Islamic loans make up only 15 per cent of the total market.
"The target of 20 per cent by 2010, I believe is going to be undershot," he said, referring to the target set by the government.
But Kuala Lumpur has the chance to lead the industry due to the huge Muslim population in the region. Indonesia has 180 million Muslims, China has around 100 million, while Thailand has 7 million.
Lewis does not specifically teach Islamic finance at his university. His interest came about back in 1994 when he had to mentor a post-graduate student from the Middle East working on Islamic finance at the University of Nottingham.

Perbankan Islam masih goyah
Ahli ekonomi dan juga Profesor Pelawat dari Universiti New Orleans Amerika Syarikat (AS), Prof. M. Kabir Hassan berkata, sistem kewangan Islam yang wujud ketika ini masih lagi goyah malah mendakwa ia turut mencedok idea sistem konvensional.
Beliau mengakui tempoh 50 tahun itu merupakan satu tempoh yang lama tetapi ia merupakan satu jangka waktu yang diperlukan untuk membaiki dan membetulkan sistem kawal selia sistem kewangan itu.
"Kita tidak boleh meniru kawal selia sistem kewangan konvensional dengan sewenang-wenangnya untuk membantu sistem kewangan Islam. Kita sebaliknya memerlukan kawal selia tersendiri bagi perbankan Islam," katanya.
Beliau berkata demikian selepas menyampaikan ceramah umum bertajuk 'Sistem Kewangan Islam Boleh Menjadi Jalan Penyelesaian Kepada Krisis Kewangan Dunia' di Universiti Putra Malaysia di sini baru-baru ini.
Menurut M. Kabir, sudah tiba masanya bagi sarjana atau pakar perbankan Islam membetulkan sebarang masalah yang terdapat di dalam sistem itu.
"Hasil kajian dan pemerhatian saya mendapati ada sistem kewangan Islam yang diguna pakai tidak sesuai digunakan di negara-negara tertentu," katanya.
Tambahnya, negara Islam yang mempunyai kepakaran dalam bidang perbankan Islam harus mempunyai model pelaksanaan yang baik sebelum mempromosikan penggunaannya di kalangan dunia Barat.
Beliau memberitahu, untuk jangka masa pendek sistem kewangan Islam memerlukan sistem perbankan tiga peringkat bagi mengukuhkan lagi industri itu.
Menurutnya, tiga peringkat yang dicadangkan itu ialah mengguna pakai sistem seperti bank konvensional yang mana orang ramai boleh menyimpan wang di bank dan bank terbabit pula menggunakan deposit tersebut bagi menampung keperluan mereka.
Katanya, perbankan Islam juga boleh mengguna pakai institusi seperti Mudarabah yang mana orang ramai menyimpan wang mereka dan wang yang dikumpulkan itu digunakan bagi tujuan membangunkan pelbagai perkara.
''Selain itu, pengwujudan sistem seperti modal teroka atau Musyarakah, yang membabitkan pembiayaan projek infrastruktur perlu dipertimbangkan,'' jelasnya.
Pakar ekonomi itu juga berkata, kawal selia perlu diwujudkan oleh kerajaan dan institusi kewangan kerana sistem yang digunakan bagi perbankan konvensional sedia ada tidak sesuai bagi keperluan perbankan Islam.
"Kita memerlukan sistem kita sendiri tanpa perlu bergantung kepada perbankan konvensional untuk membantu sistem kewangan Islam," katanya.
Ujarnya, langkah seumpama itu perlu dibuat kerana Barat juga sukar menerima perubahan terhadap sistem kewangan konvensional yang diguna pakai beratus-ratus tahun lamanya, meskipun terbukti sistem sedia ada menjadi punca kepada krisis kewangan global.utusanmalaysia,april 2009

MAS mudahkan sistem, jimat RM100 juta setahun
Pengurus Besar Kanan bagi Pengurusan Peralihan, Dr. Amin Khan berkata, sistem itu dijangka menjimatkan kira-kira RM100 juta setahun, dengan tiket elektronik sahaja menawarkan penjimatan sebanyak kira-kira RM70 juta atau 70 peratus.
"Anda tidak lagi akan nampak tiket-tiket berasaskan kertas setahun dari sekarang. E-Tiket menjimatkan kira-kira RM19 bagi setiap transaksi dan mulai Ogos tahun lepas kami telah menjimatkan RM114 juta," katanya pada taklimat media di sini hari ini.

Keuntungan Petronas
Daripada jumlah itu, RM52.3 bilion diserahkan kepada kerajaan dalam bentuk dividen, royalti dan duti eksport, RM7.8 bilion adalah bayaran cukai asing dan kepentingan minoriti, manakala bakinya sebanyak RM26.7 bilion dilaburkan semula.

Subsidi Minyak dan Budget Defisit
Hasil kerajaan tahun ini pula diunjurkan RM147.093 bilion. Ia bermakna defisit bajet keseluruhan kerajaan tahun ini adalah RM20.933 bilion atau bersamaan 3.1 peratus daripada nilai KDNK negara.
Bagaimanapun, unjuran defisit itu berdasarkan anggaran perbelanjaan subsidi minyak RM8.8 bilion, yang dikira ketika harga minyak mentah dunia pada paras AS$70 setong.
Jika berdasarkan kepada harga minyak mentah dunia AS$125 setong, sekiranya kerajaan mahu mengekalkan harga runcit petrol dan diesel pada paras sebelum ini, iaitu masing-masing RM1.92 dan RM1.58, subsidi perlu ditanggung kerajaan tahun ini meningkat kepada RM28 bilion. Berdasarkan kepada harga minyak mentah AS$128 setong pula, jumlahnya ialah RM33 bilion.
“Angka ini tidak boleh diterima kerana kita sekarang bukan berdepan dengan masalah kelembapan ekonomi seperti ketika krisis ekonomi dulu,” tegas Nor Mohamed.
Defisit dalam bajet dibiayai kerajaan menerusi hutang. Justeru, lebih besar kadarnya, maka lebih banyak hutang yang perlu diambil kerajaan.
Nor Mohamed menjelaskan, defisit yang tinggi adalah tidak baik untuk negara kerana ia menjejaskan penarafan Malaysia, sekali gus menyebabkan kos meminjam kerajaan dan sektor swasta tempatan meningkat.
“Kos meminjam yang tinggi akan menjejaskan keanjalan kerajaan menguruskan ekonomi kerana jika negara dilanda kelembapan ekonomi, kerajaan tidak mampu untuk melaksanakan pakej rangsangan,” katanya sambil menegaskan, kelembapan ekonomi yang dialami dunia ketika ini adalah benar-benar berlaku dan Malaysia perlu mempersiapkan diri untuk menghadapinya.beritaharian12jun2008

''Tahap pinjaman tidak berbayar kad kredit juga masih terkawal dan telah menurun kepada 2.3 peratus pada akhir Februari 2008 berbanding 16.1 peratus pada 1998 iaitu ketika krisis kewangan serantau,'' katanya.
bdullah berkata, berdasarkan statistik tabiat pembayaran kad kredit bagi tempoh Julai-Disember 2007, secara puratanya, 30 peratus daripada pemegang kad menyelesaikan jumlah baki yang belum dijelaskan sepenuhnya pa- da setiap bulan.
Katanya, hampir 60 peratus daripada jumlah yang dibelanja menggunakan kad kredit pada setiap bulan dijelaskan secara penuh pada bulan berikutnya.
Beliau berkata, sepanjang 2007, daripada 5.6 juta permohonan kad kredit, institusi pengeluar kad itu hanya meluluskan 2.8 juta permohonan atau 49.7 peratus dan ia menunjukkan pengeluaran kad kredit tidak dilakukan sewenang- wenangnya.

Hence we have a general undertone that is still one of restrain and uncertainty. The lowered wealth effect from equity markets heightens the defensive nature of investors.
This has obviously put a damper on Malaysia's property market, taking some shine away from its robustness last year, not least because of the slew of attractive measures to boost the sector.
The fluid political landscape in Malaysia does little to lift the cloud for investors, most of whom are evidently adopting a wait and see approach.
But interestingly, economists say that during times of inflationary pressures, real estate in fact offers a good hedge against inflation. (Inflation hedging is when the real return of an asset is independent of the rate of inflation. Generally, an asset is a complete hedge against inflation when its nominal return changes in a one-to-one relationship with inflation).
Citi Research expects, that over the long run, property rents and asset values to rise in line with inflation, but more likely with nominal gross domestic product.thestar22mei2008

pelaburan RM8.3 bilion
Timbalan Perdana Menteri, Datuk Seri Najib Tun Razak berkata, selain itu lebih daripada RM1 bilion nilai peluang-peluang perniagaan telah dikenal pasti iaitu hasil daripada 800 pertemuan yang diadakan antara penggiat-penggiat teknologi maklumat dan komunikasi (ICT) sepanjang kongres itu berlangsung.
Katanya, kesemua pencapaian tersebut merupakan bukti keyakinan para pelabur terhadap kemampuan Malaysia sebagai pusat pelaburan dalam bidang ICT terkemuka di rantau ini.
''Antara syarikat yang telah memberi sumbangan besar terhadap nilai pelaburan yang diperolehi sepanjang WCIT ini ialah Hewlett Packard (HP), TeleTech, AIG dan Rhythm and Hues Studios dan bagi saya kejayaan ini adalah hasil kerja keras semua pihak.
''Ia tidak berlaku dalam sekelip mata tetapi hasil perancangan rapi oleh semua pihak yang terlibat khususnya pihak kerajaan. Pencapaian ini sebenarnya telah berjaya meletakkan Malaysia sebagai satu destinasi pelaburan ICT utama dunia," katanya.
Beliau bercakap demikian pada sidang media di hari terakhir WCIT 2008 yang diadakan di Pusat Konvensyen Kuala Lumpur (KLCC) di sini hari ini.utusanmalaysia22mei2008
